Preconstruction Manager will manage and deliver quality
preconstruction services on a diverse portfolio of commercial
construction projects. The candidate will work closely with
Operations project teams across multiple projects and Business
Units and will act as the liaison with clients, architects,
engineers, consultants, and subcontractors during the
preconstruction process. The Preconstruction Manager will rally a
talented team of construction professionals in interpreting project
documents to prepare clear, complete, and competitive budgets and
estimates, including bid packages and general conditions. This
individual is also relied upon to develop and nurture current
client relationships and showing the value of Forrester
Preconstruction Services to potential clients.DUTIES:
- Performs accurate quantity takeoffs and conceptual
interpretation for their assigned trades, generate accurate cost
estimates for each trade.
- Actively tracks local market conditions and their effect on
costs and schedules.
- Leads Preconstruction projects by interpreting conceptual
design development or final project documents and preparing clear,
complete and competitive budgets and estimates.
- Manages projects throughout their lifecycle, tracking costs,
managing communications and enabling project success.
- Assists in developing/facilitating Preconstruction training
programs and commits to the development of Group and Company Team
Members.
- Attends Owner/Architect Design meetings and is able to identify
cost impacts and communicate them in a timely manner.
- Informs Preconstruction team members of project requirements
and owner directives and develops plans to meet the stated
goals.
- Leads identification of qualified subcontractors and
establishing and maintaining bid solicitation lists.
- Responsible for organizing and leading the estimate effort;
coordinating with Preconstruction and Operations team members to
scope the project requirements and prepare detailed cost
estimates.
- Responsible for subcontractor engagement on projects and
conducts detailed breakdown analysis of subcontractor price
proposals to present an accurate picture of cost drivers for the
project.
- Prepares estimate deliverables and presentation books for
clients during various stages of the Preconstruction Process.
- Responsible for tracking and mitigating overages in project
budgets through a well-documented Cost- Savings Suggestion
process.
- Responsible for adequate documentation for all communication,
budgets and estimates presented to clients.
- Responsible for post contract award financial tracking of
accepted owner estimate; supports development of Owner Contract
financial exhibits; and Estimating to Operations turnover to enable
success in purchasing and operations functions.
- Serves as a primary point of contact for all day-to-day
communications with the Owner and Design team.QUALIFICATIONS:
- Bachelor's degree in Construction Management, Engineering, or
other relevant concentration.
- 6 years + of preconstruction/estimating positions in a
commercial construction setting for projects $5M to $100M.
- Experience managing multiple direct reports in estimating or
project management positions.
- Knowledge of General Construction, sitework, foundations,
building structure, building envelope, and building systems (MEP,
Fire Sprinkler, AV, Telecom, Security, etc.) and the interface
between different systems.
- Extensive knowledge of the subcontractor market, products and
manufacturers for each major input for each trade
- Demonstrated leadership skills with ability and willingness to
face challenges, direct others, and effectively offer solutions to
overcome obstacles.
- Experience in estimating of projects in various stages of the
project from conceptual / schematic / design development to
construction documents.
- Proven success when organizing necessary resources, including
people, tools and time to meet tight deadlines and achieve desired
results.
- Excellent written and verbal communication skills, including
ability to present complex information in groups and one-on-one
settings.
- History of success in interfacing with clients, architects,
subcontractors, etc.
- Strong computer skills with a variety of software
packages.
- Proficiency with mathematical complex operations and accounting
principles on a regular basis.
- Ability to deal with non-verbal symbolism (formulas, scientific
equations and graphs).
- Ability to deal with concrete and abstract variables.
- Must be goal oriented and a self-starter.
- Ability to work in a fast-paced, deadline-oriented work
environment.
